  • Will you need a 4×4 vehicle, or is the road generally passable?

Never assume access based on nearby roads or satellite images alone.

2. Utilities & Infrastructure

Even for off-grid properties, utilities and infrastructure still matter.

Check:

  • Water: Will you need to drill a well, and is it allowed in that area?
  • Septic: If there’s no sewer, a perc test may be required.
  • Power & Internet: Availability varies widely. Always confirm options and alternatives rather than assuming service exists.

These factors can significantly affect both usability and long-term cost.

3. Environmental Factors

Environmental conditions can impact permits, insurance, and safety.

Look into:

  • Flood zones and floodplain restrictions
  • Soil quality, especially for septic systems or gardening
  • Wetlands or protected areas that may limit development
